BIM is the ultimate tool for Facility Management. A “digital twin” of the building is created where each asset (HVAC unit, pump, electrical panel) is not just a 3D drawing, but an intelligent object containing technical data, maintenance plans, warranties and incident history. Faults can be located instantly, preventive maintenance planned and operational costs optimised.
What is BIM-GIS integration and why is it key for a local authority or infrastructure manager?
It is the integration of assets. BIM manages buildings and infrastructures “internally” (systems, spaces), while GIS manages them “externally” within their territorial context (connections to sanitation networks, cadastral plots, public lighting). Integration provides a single view, from a building valve (BIM) to the city-wide network (GIS).
We have old buildings without reliable plans. Is BIM applicable in these cases?
Yes, this is addressed through the “Scan-to-BIM” service. A millimetre-accurate point cloud of the building interior is captured using 3D laser scanning, and drones are used for exteriors. From this 3D “radiography”, an as-built BIM model is produced, providing reliable plans for the first time and serving as a basis for refurbishment or management plans.
